Trend towards dual living approvals on increase

NEW YORK: The trend to seek dual living development applications is now on the increase in all property markets.

The development of a new estate at Teske Drive in Palmwoods is one step further along in its planning journey as owners push for dual-living approval.

Palmwoods Development Pty Ltd applied in 2017 to reconfigure an 80,000 sqm former pineapple farm into 71 residential allotments plus reserve.

They now seek approval to establish 15 dual occupancy lots across the land.

The town planning report prepared by Murray and Associates said the change would “provide more affordable housing opportunities than a standard dwelling house by delivering a mix of housing types for the estate”.

The overall percentage of dual occupancy lots would be 21 per cent.

The minimum lot size throughout the whole development will be 700 sqm with some blocks up to 1930 sqm.

Close to the Palmwoods town centre, cafes, parks and the famous Rick’s Garage and Palmwoods Hotel, the estate will be called The Pines.

According to the project’s website, it is expected to offer a “rare” opportunity to experience hinterland living at an affordable price.

The development proposal hasn’t been without public scrutiny with residents previously expressing concerns when public consultation started on the original development application in June 2017.

It was proposed that all traffic would go along Harris Dr to reach the estate.

There were fears that the narrow suburban street couldn’t support traffic from more than 70 new homes.

However, subsequent planning documents revealed that a new road would be constructed, with a four-way roundabout intersection between the site’s new road, Teske Drive, Harris Drive and the future new road to the northwest of the site.

The development will occur in two stages – the first consisting of 47 lots at the northern end of the site adjacent to Teske Dr and the second involving the rest plus a conservation/drainage reserve in the western and southern portions.

According to The Pines Master Plan, construction is due to start on stage 1 later this year, with stage 2 in early 2021.

Palmwoods Development Pty Ltd is directed by Gordon Downing of Biggenden, Rachel Fairlamb of Palmwoods and Noel Covey of Ninderry.

Mr Covey is also the director of Subdivisions Qld Pty Ltd, who prepared the subdivision plans for the development.

Ken Guy Buderim real estate is taking expressions of interest for blocks, with about half already under offer.
