Senior apartments to dominate new shop-top development
LOS ANGELES: Developers are increasingly seeking out boomers to underpin the viability of shop top projects.
A Byron Bay developer has proposed a $23 million apartment and retail precinct featuring a rooftop swimming pool on Jonson Street in the tourist hub’s CBD.
The 119-123 Jonson development by JD Property Group, owned by Jason Dunn, comes as Luxcon Group pushes to construct the massive $57.2m, 44-unit Bohemian project on the same street.
The JD Property development would include a “mixed use precinct” over 2725 square metres of land including three connected buildings around a 15m wide, 38m long public courtyard.
It would include 22 new apartments with balconies and some private rooftop terrace gardens.
The site was previously used for The Secret Garden music venue.
Jonson St is right in the middle of the town, which is a popular haven for celebrities and influencers.
119-123 Jonson is set to include three-storeys and feature six retail spaces and a food and beverage tenancy, planning documents state.
The development is 0.5m above the Local Environment Plan height control standard of 9m.
Mr Dunn said sustainable development consultants HIP V. HYPE have been brought on-board.
“With 119-123 Jonson Street, we have worked closely with them to deliver what we hope will be one of NSW’s most sustainable developments,” he said.
HIP V. HYPE head of better buildings David Mahony said: “It is set up to be all electric with no natural gas, enabling the project to be supplied by 100 per cent renewable energy, which in turn enables future occupants to be carbon neutral in energy supply.”
The project would likely be completed in 2025.
