No wait list yet for proposed seniors housing campus

LOS ANGELES: A rendering shows street-level plans for the proposed seniors housing and mixed-use campus planned for Carstairs’ Mandalay Estates subdivision.

The Town of Carstairs says no wait lists are being maintained or accepted yet for a proposed seniors housing and mixed-use campus that has already drawn public inquiries.

In a June 15 social media update, the town said it has received a number of inquiries about wait lists and future residency opportunities since the project was announced.

“At this time, the development is still in the very early planning stages and no wait lists are being maintained or accepted,” the town stated.

The town said information about housing options, timelines and future opportunities will be shared as the project progresses.

“We appreciate the community’s enthusiasm and support for this exciting project and will continue to provide updates as they become available,” the town stated.

The clarification comes after Carstairs announced an agreement in principle with NeoForm Developments for a multi-phase seniors housing and mixed-use campus in the Mandalay Estates subdivision.

The development is planned for a site on the east side of Carstairs that the town said council had strategically designated for that use.

The June 11 announcement described the project as a partnership meant to address the community’s need for housing options, specialized seniors care and enhanced local services.

Mayor Dean Allan said the project responds to needs identified in the town’s housing assessments.

“This project is a significant milestone for our community,” Allan said in the announcement.

“Our housing needs assessments have clearly identified the need for more diverse housing, particularly for our seniors who wish to age in place in our community. This development will provide much-needed specialized care facilities, which have previously been unavailable in Carstairs, and also create a vibrant, integrated campus that provides housing and benefits to residents of all ages.”

The town said the development represents an initial investment of more than $15 million, with total project investment expected to exceed $60 million once fully built out.

The campus is expected to include affordable seniors housing, regular market-rent apartments and commercial space for local businesses.

The supportive housing component is described in the announcement as round-the-clock designated supportive housing, or Level 4 care.

The town said the campus is also expected to include an active living component tied into the community and nearby parks and pathways.

Construction is slated to begin in early 2027.

The first phase is planned to include a building with more than 60 units, integrating commercial space, supportive care and independent living apartments.

The town said NeoForm intends to use local trades and businesses during construction and through the ongoing operation of the campus.
