New $100m luxury tower to transform city regeneration site

LOS ANGELES: A new luxury boomers apartment tower is set to transform a city regeneration site.

A $100m luxury apartment building next to The Lion hotel at North Adelaide is on track to become the tallest building on Melbourne St, with developers expecting to begin construction in the new year.

The eight-storey project, known as Skyline North Adelaide, will feature 35 apartments across seven upper levels, atop a ground floor retail space.

Rising a little over 30m, the building’s height would exceed the 24m Botten + Bowser apartment project as the tallest building on the shopping, dining and office strip.

Developers are planning a sales launch for the apartments, including a whole floor penthouse with private rooftop pool, four-bedroom sub-penthouses and three-bedroom apartments, in the coming weeks, ahead of construction in early 2026.

Sam McCarthy, who’s managing the apartment sales on behalf of developer the Potentia group, said he expected the project to attract strong interest from existing residents of North Adelaide.

“Given the lower scale nature of development in the surrounding locality, this development will provide for expansive views across Adelaide, including the Adelaide CBD and parklands,” he said.

“The project will provide a genuine family, downsize and low-maintenance accommodation option for those looking to live within the heart of North Adelaide.

“We have been excited by the initial inquiry in the project and look forward to formally releasing this to the market in the coming weeks.

“We anticipate that most interest will be from surrounding owners in North Adelaide and adjacent suburbs looking to move into a brand new home and still be next door to all of their family, friends and existing services and parklands.”

The Skyline development will involve demolition of an existing three-storey office block on the Melbourne St site, while a state heritage-listed former malt house will be retained and incorporated into the new development.

The developers behind the Skyline project are also involved in the $450m Novo West Lakes housing project, and also led the recently completed Norwood Green apartment and townhouse development at the former Caroma site on Magill Rd.
