Modern construction accelerates affordable multigenerational housing delivery

LOS ANGELES: Ten homes completed in just nine months using repeatable designs, with prefabricated timber walls and roofs driving faster construction outcomes.

The Cook Labor Government is expanding Western Australia’s social housing supply by adopting modern construction methods that cut delivery times and increase efficiency.

DevelopmentWA has completed ten new social homes in its Champion Lakes estate in just nine months — significantly faster than the national average of around twelve months. Built by Dale Alcock Homes and designed by Zest Architects, the homes were produced using repeatable designs and prefabricated timber wall and roof systems to streamline construction.

Located close to public transport, shopping and schools, the Champion Lakes development includes seven two-bedroom and three one-bedroom homes. Each home has achieved a 7-star NatHERS energy rating and includes fully electric appliances, heat pump hot water systems, and energy-efficient lighting. The homes were built to the Silver Liveable Homes standard, ensuring accessibility and long-term durability.

Landscaping was delivered by Indigenous Managed Services, using low-maintenance native plants that integrate with surrounding streetscapes. The development forms part of a broader pipeline of 81 new social homes being delivered by DevelopmentWA across six sites, supported by the Social and Affordable Housing Investment Fund.

Projects include 11 homes in Mirrabooka and 12 in Hamilton Hill built by Dale Alcock Projects, eight in Kwinana by Highbury Homes, and eight in Redcliffe by Summit Homes. A further 32 homes are planned for Gosnells, with construction commencing in 2026.

Planning, Lands and Housing Minister John Carey said the new approach reflected the Government’s focus on speed and innovation.

“We continue to work with industry to cut construction times and deliver more homes for Western Australians in need,” Carey said. “Our $5.8 billion investment in housing and homelessness measures is helping us think differently about how we deliver social housing.”

Armadale MLA Tony Buti said the homes demonstrated quality design and construction.

“It’s great to see high-quality, well-located social housing being delivered so efficiently in communities like Champion Lakes.”
