Boomer ‘homes in the sky’ listed in new development

MELBOURNE: Two ultra-luxury penthouses overlooking one of the world’s most famous surf breaks are on the market.

The 640sq m units will be built on the top level of the Casilia building, the final stage of KTQ Group’s Kirra Point development, and come with a starting price of $18m.

That puts each one in the same value range as a waterfront mansion in Sydney, a mid-sized yacht or a light plane and would break the suburb’s previous record sale of $14.6m, set in 2025.

The four-bedroom units have been designed by noted NSW firm Alexander & CO and are being described as “freestanding homes in the sky”, with features such as a cellar, “private wellness sanctuaries”, bar and alfresco kitchen, and 200sq m of outdoor space.

Agent Tim Keenan, who has been appointed to sell the penthouses, said there were few remaining locations on the southern Gold Coast with such high-end units.

“Opportunities of this calibre are exceptionally rare, not simply because of their scale and north-facing beachfront position, but because of the level of thought and craftsmanship embedded into every aspect of the homes,” he said.

“These are penthouses for buyers seeking something deeply personal and enduring, homes that feel private, considered and impossible to replicate.”

The tower, which will have 87 units, is expected to be completed in 2029 and has already racked up $110m in pre-sales.

Mr Keenan said the company had received significant interest from buyers.

“This is effectively Kirra’s final act – the last release within what has become one of the southern Gold Coast’s most tightly held beachfront precincts,” he said.

“We have seen exceptionally strong pre-sale interest, from VIP waitlists through to off-market inquiries, which speaks to both the quality of the product and the confidence buyers have in the precinct.”
