Boomer apartments woven into shop and office complex

LOS ANGELES: Luxury boomer apartments have been woven into a retain and office mixed development.

Plans have been unveiled to transform a small one-level industrial building on West Burleigh Road into a boutique three-level unit and office complex.

Revilo Projects has lodged plans for the project which would replace the building, which is home to Refresh Resprays.

The project will have just four units and 289sq m of office space split across two tenancies.

Plans lodged with council pitch it as allowing residents to “experience the ultimate luxury of Burleigh”.

“(It’s) a boutique mixed-use development in the heart of Burleigh Heads, uniting residential living with carefully curated commercial spaces,” a report on the project reads.

“Set within a highly sought-after coastal enclave, the project is immersed in a thriving community, moments from dining, entertainment, and the natural beauty of Burleigh’s beaches.

“This proposal is considered an appropriate development outcome for the site and directly responds to the benchmarks set out by the Southeast Queensland Regional Plan while also providing well-located infill housing opportunities.

“The site is ideally positioned within a short walk of James St —Burleigh’s vibrant entertainment precinct — offering a rich mix of cafes, restaurants, and an established coastal lifestyle anchored in community.

It comes as land becomes increasingly scarce in central Burleigh Heads amid a wave of other projects being realised.

Also recently approved is Lantern, a boutique mixed-used residential and retail tower in the heart of Burleigh Heads’ James St precinct.

The seven-storey building, which will unusually appear as four storeys externally, is earmarked for a site on West St fronting onto James St.

Put forward by developer CS Collective and designed by Plus Studio, construction is set to begin by mid-year.

Further west, Gold Coast development company B.P. Wharton recently bought a $9.4m Kortum Drive property which is currently home to a Rent A Shed self-storage facility with plans to transform the site.

UDIA Gold Coast boss Patrick Hefferan said Burleigh was going through a significant change which would continue to spread west.

“The coastal strip has worked for feasibility for projects for the past few years, especially regarding construction costs,” he said.

“The area is having an identity crisis – it could be SoHo living, lower rise apartments and other things too but what needs to happen a look at both the mapping and heights, but also the next step which will be how we open up density in the western corridor.

“We need high-frequency public transport on these routes and you could absolutely redevelop some of the sites around Stocklands.”
