Approval granted for innovative multigenerational affordable housing project
MELBOURNE: Planning approval has been granted for an innovative, affordable multigenerational housing community in the city.
A $118.8 million social and affordable housing project in Caringbah has been approved, clearing the way for 164 apartments at 2 Flide Street.
The State Significant Development consent allows two residential flat buildings of eight and 14 storeys. The approved housing mix includes 104 social housing units and 60 affordable housing units.
The scheme also includes a two-level basement car park with 83 car spaces and two motorcycle spaces. Homes NSW is listed as the applicant, with the dwellings to be managed by a community housing provider for at least 25 years.
The project was assessed alongside a State Assessed Rezoning Proposal to amend the Sutherland Shire LEP 2015. The rezoning increased the maximum building height control from 16 metres to 50 metres and the maximum FSR from 1.2:1 to 4:1.
The application was exhibited from 23 October to 6 November 2025 and attracted nine submissions, including six objections, two submissions of support and one comment.
The project is expected to support 424 construction jobs.
