Senior living manager set to develop innovative senior project

LOS ANGELES: A seniors living management entity is set to create a custom-built ‘home cluster’ for assisted living clients.

Senior living developer Harmony Homes has gained approval to deliver a new type of senior living development to Maryland Heights, Mo., a northwest suburb of St. Louis. In mid-July, the Maryland Heights City Council gave its unanimous approval to Harmony Homes’ plan to begin development on its Residential Assisted Living residences.

The homes are intended to offer older adults a more comfortable, intimate and homelike environment than traditional assisted living facilities offer. The emphasis is on delivering individualized high-quality care within a familiar residential environment.

“Any time you’re acquiring a piece of land in a residential community like this one and seeking to build something like what we’re building, you want to make sure you’re designing and constructing buildings that will fit in well in that neighborhood,” Harmony Homes’ partner Mike Oligschlaeger told Multi-Housing News.

The new development will feature six custom-built homes, each with 16 bedrooms. They will be modeled on the success of sister company Aspen Valley Senior Homes, which has operated a similar RAL model in far west suburban Washington, Mo. The Aspen Valey Senior Homes community has proven successful, confirming the demand for and effectiveness of the personalized approach to senior care.

“We want to provide senior care in a setting more like a home or a residence than a facility,” Oligschlaeger. “We went to a couple of planning and zoning meetings in Maryland Heights, hosted a meet-and-greet with area residents and then went to the City Council. The city was very supportive from the start. Senior care is part of its master plan.

Construction is slated to commence later this year, with two of the six homes projected to open next year and the other four in 2027. Two months ago, a St. Louis multifamily market report found the Gateway City area enjoying a healthy streak, with average advertised asking rents up on a trailing three-month basis through March of this year.
