LOS ANGELES: Innovative architectural design and a quality coffee culture being used as a baby boomer lure.
A $38m development which will include 119 units and a cafe in the heart of Canberra has been designed with the inspiration of “(More) Melbourne, less Gold Coast”.
Plans for the mega unit block “art.haus” in Turner by SPACELAB and Judd Studio were submitted on December 12 2022 with its period for representation closing on January 31.
The proposal entails 119 apartments in a nine-story, 27.5m tall building fronting Northbourne Ave on the corner of Gould St across the road from Braddon’s Midnight apartments.
In documents submitted to the ACT Government, the units will be a mix of apartments across one, two, and three bedrooms designs.
Application documents say the units will have a “more liveable interior design” with larger bedrooms and “more luxurious bathrooms”.
The application states every apartment will include the most affordable one-bedroom designs with a double vanity, bath and separate shower.
The building will also include space for a “lounge-like” cafe and art space at the bottom of the building with three levels of parking to be included underneath.
In community consultation documents as part of the application, SPACELAB said their design had taken inspiration from projects which were more “Melbourne, less Gold Coast”.
Some concerns raised by the community during this process included the building’s potential for overshadowing, a perceived loss of privacy and the design of the ground floor cafe.
The developers believe the building will be occupied by owner-occupiers however there was an expectation about 20 per cent of the units would sell to private investors who “buy to rent”.
They hoped to break ground in 2024 pending the approval of the application.
If there were no delays in trades and its approval it would be completed in 2026.
