Community to include seniors housing and nurses quarters

LOS ANGELES: A new community will include seniors housing, commercial suites, community spaces and key worker homes for nurses, teachers and emergency service personnel.

A $134 million plan to see an industrial site in Sydney’s northwest transformed into a multistorey residential and commercial hub has been revealed.

Developers EG submitted a planning proposal for 7 City View Rd, Pennant Hills to Hornsby Council, earmarking the construction a “key worker dwellings for nurses, teachers and emergency service personnel”, seniors housing, commercial suites, community spaces and a local business start-up space.

Planners for the project said more than 280 jobs would be created within the precinct, as well as 77 apartments and 28 seniors housing units across a seven-storey residential and commercial mixed-use precinct.

“The intended renewal of the site involves a mixed-use commercial and residential redevelopment that retains significant stands of existing vegetation, while incorporating a publicly accessible ‘pocket park’ and communal facilities,” the planner said.

A total of 303 direct and indirect jobs are expected to be created during the construction phase, totalling $134 million.

“The public benefits have been valued at approximately $10.5m — which includes the 700sq m pocket park, community space … and pedestrian amenity improvements at nearby intersections,” the planner said.

“Total value also includes subsidised rental space for start-up businesses and an assumption

that three apartments would be provided for affordable housing.”

A NSW Planning delegate said the planning proposal had “regional, district and local strategic merit”, as the development would “facilitate delivery of housing diversity and additional commercial floor space in the Pennant Hills town centre”.

Gateway Determination by NSW Planning was issued on August 28, with exhibition of the plans expected in the coming weeks.
